Condition we want is move-in ready, and ideally no more than 10yrs but go ahead and put that fence at 15.

I am debating the move and would like to know the downsides I might be overlooking.

Had an inherited tenant move out after living in a property i purchased a few years back.

My accountant told me that I needed to move the property into the LLC (change the title/deed) for the property to be considered a rental. 

My lease has a sublet fee (2 weeks is guest by lease more than 2 weeks in a year is sublet) that is costly enough ($100/night per person which is about what a cheaper hotel is here) that makes sure tenants do not have others move-in without informing us.
