Probably structured that way to satisfy someone's notion that the participant could move to the other property.You can wholesale (assign contracts not double close).

But given your background and experience, I think the notion of finding an empty and off market big box and somehow re-tenanting it with a class A Corp entails a lot more dope smoking than I would be willing to entertain;)I’ll pass the bong over to @Joel Owens maybe he can chime in with his perspective. 

While not always true, I think there is some truth to the notion that higher risks could lead to higher returns.  

The notion that "we have pre-escrow open, it'll go faster" is simply a lie.

Taking the 'slow road' having to use your own resources to fund your real estate investments, college hopefully  becomes a 'method to the madness' of being able to fund your real estate investments quicker - if you subscribe to the notion that you will earn more with a college degree (It really just depends on what you go into).  

The problem with talking about 4% or 6% is that it just focuses on the costs and doesn't have any notion of what value was added. 

However I'm a bit nervous considering everyone I have talked to has given me the notion that the exam will be awfully difficult.

I'm not going to spend any more of my time disabusing you of that notion.
