Many of them make big promises, then provide very little actionable advice.Second, what you are hearing about is referred to as "arbitrage" where you rent a property as a long-term rental for a set price, then you furnish it and try to rent it on AirBnB for a profit.

I have read a few biggerpockets books and ready to take action.

So many investors we work with come to us trying to use already passively classified losses against their active income, and we have to be the bearer of bad news and tell them once its a passive loss, it cannot become active.

Check other neighbors in the area what their water pressure GPM- if low 8GPM or lower put in a cistern well, see if any nitrate issues, talk with the county and see the distance needed from your septic drain field before you drill, Get the bad news out of the way.  

This is causing unnecessary distractions and taking away from your ability to focus on the action items that matter most: building meaningful industry relationships and sourcing investment opportunities.
