It was initially a workshop, but someone some 20 years ago converted it into a living space ( with a bathroom, kitchen and bedroom )I really want this property , as it has 2 rentable units, and is in a great location Plus, the price I can purchase it for is a great dealBu this " 2-unit " ordeal has thrown a wrench into thingsI know that I could get it re-appraised, and " maybe  the new appraiser will appraise it differently .

Was recently at a workshop with a rehabber in my area. 

I just got back this evening from a three day workshop and one of the things that seemed to get me to sit up straight was when the speaker mentioned getting a tenant buy evicted is a lot harder to do because they have equitable interest in the property.

Yes, for years now, Memphis has been promoted, 'guru'ed', work shopped, investor summited, and a ton companies are selling turn key real estate to out of town investors.

Per my real estate workshops and some real estate schooling, I thought you can do two separate contracts...1) the and/or assign contract for you and the cash buyer and 2) the sale purchase agreement for cash buyer and seller, all the seller would see is the total amount being paid for the purchase, and not the full breakdown so the seller won't know your fee.

The business is a mechianic's shop with 6 bays for cars, 2 rooms, and 2 workshops and is heated and cooled with built-in tools and compressors.

I have met Wendy before and she puts on a good workshop.
