Do a walk thru for physical6.  

My first year was filled with attending classes (I'm with Keller Williams, and they provide awesome free training to their agents), talking to people (in grocery stores, family, online chat rooms, etc), and listening to Bigger Pockets podcasts as I drove (alone) or walked my dog.Literally in year 3, I started getting repeat clients. 

For me, the biggest lessons that I have learned are from the couple of deals that made sense to me on paper but I ended up walking away from them. 

.- Walk the neighborhood and knock the doors, the conversion is greater but you have to be there.

I was walking to my neighbor's house to pick up my kid today.

Now walking towards the end of the 6th month and they haven't paid in full, can I terminate the contract by giving them 30 or 60 days to move out by the end of the month？

Lastly, when i try and call them to speak to my property manager 99% of the time I wind up having to submit a note in their portal and wait for a call back.As to to the new garage door that will be installed by the tenant, I wish they would be more involved, giving the tenant some options of companies to call, and to walk them through the repair process.Am i wrong in any of these thoughts or concerns about my current PM---or---do i need to let the property manager do their thing and learn to take a step back?

in the SF peninsula and down to Cupertino there was a builder who built about 30k homes in the 50s and 60s  called Eickler these were modern heat in the floor tons of glass interior walk ways with gardens in them etc etc.. very unique ..

Changing the current layout from a 3/2.5 to a 4/2.5 while enhancing the master bedroom into a master suite with huge walk-in closet and bathroom.

I got a text message from Junior at CIX yesterday inquiring about my interests, so I called him back, asked how much the program actually cost, he said $297 & $37/month for the Dog Deal....I asked if it could be paid over time....No....OK....Today, Junior just called me back and offered me the same entire program....Really Flip for $197 until Friday midnight 8/24....Hmmmmm   I was seriously considering it until I started looking for reviews and came across this site...NO THANKS.....I've found more valuable information on this forum itself that I can check into...I already know and was working with a local investor and he doesn't use anyone's $$....offers the buyer a little earnest $$ and has him sign a 30/60 day contract to purchase the property & goes out in that time to locate a buyer & takes the seller & buyer to the closing and walks away with his part of the profits....Buyer and Seller never get to meet one another....Biggest problem is finding the good deals...there are signs on every street corner, "I Buy Houses"....
