A sturdy railing could be a suitable embellishment (nothing frail like cast iron filigree) add lighting, new house numbers and a nice mailbox.Keeping in mind the importance of the front door, it's curious why people always seem to want to highlight their garage door but it should really just blend in with the house and not get a lot more trim than a window. ie Don't spend more money on it than necessary.

It isn't REI that is restrictive/limited in passive income...it's the market... and when that market is telling you "don't invest here" (which it sounds like it is), then you need to find a market somewhere else.3 things that every REI MUST understand, and be able to blend together are:1) Market Analysis to find Where to invest.2) How Money Works, to find How to invest3) A REI Plan, to find What to investThe most common failures are brought about by the lack of true understanding of those 3 things, and how they relate to REI.

Supply (OPEC, lack of refineries, regional blends of gasoline) and demand (from China, India, summer driving season, etc.) are what really move the oil and gas markets.Futures markets exist almost entirely to provide hedging opportunities to producers and consumers, and to do this the markets need speculators.

Essentially you both are taking the good, the bad, the ugly legacy issues you potentially have individually and with your generations of families and blending into a new combined unit going forward.Imagine carrying a sack of weighted down junk that tires you down and every once in awhile you look into it to see what is so heavy but then close the bag back up because you do not want to do deal with it right now so keep carrying it.

Remember Dollar General is typically flat for 15 years just like pharmacy (CVS, Walgreens) so the dollar value deteriorates over time and location is not great with dollar stores most of the time.So Dollar store might start out at say high 6 cap or right at 7 but it stays that way versus a restaurant getting 2% increases over 20 years the blended cap rate is much higher for return and location tends to be much stronger.
