A year in I completed a refi on 470k of the original loan.....between high balances and lots of inquires the best rate I could get was 8.75

So if I continue to use cozy and just transfer the money immediately out of my account (leaving an account with a near zero balance at all times), does that pretty much protect me from this issue?

Side note, I discovered that of my Roth IRA balance, I am able to pull out the original contribution amounts tax free. 

Once I figured out how to set categories for my income and spending, tags so I could run reports specific to an asset (e.g. seperate tag for each rental property), and set up asset and Liability accounts so I could do a balance sheet, I was able to run detailed income and expense statements and balance sheets and rental property specific reports which have always satisfied my accountants. 

However the Mortgage company told me that they will not proceed because the balance of the loan is 38k and since they cannot charge more than .05 percent, they wont do.

We put together $29.7k to bid at an auction and won a single family home for $252k leaving a balance of $222.3k.
