You could have been in the 'best market' but if you were in luxury/resort STRs or flipping,, you were looking for a chair.My B and rural C class LTRs did fine. 

It is a goal that this investment cash flows positive initially as I don’t have the luxury to simply hold for appreciation.The difficult part is that the price is relatively high for this type of acquisition because the lot itself already has decent value.

If you are going to put up with the “luxury” of living on the other side of the wall from your tenants the least the property could do is pay for itself with you living there.

I woudln't want something too luxury nor too bottom of the barrel from a locaiton stand point.

They want you to be ultra successful so you keep coming back for more. 

LVP for the win in rentals especially if you're not going after a luxury renter. 

Of course, I have the luxury of having mostly well capitalized clients, who are in this game for the long term.
