It was a relief that they stayed as I didn't have to show the place or clean it up to market it.

It might be quite an ordeal getting relief but you should probably go forth anyway. 

Also, knowing that they can offer extensions is a huge relief as well.

I'm not sure what kind of question restrictions you may have there, but it could be worth asking if they have filed bankruptcy and if that bankruptcy has been closed (if not, they could potentially add you to their list and get free rent for however many months before you can file for stay of relief and evict.). 

Anyways, the major function of the PM is to disconnect you from the tenant, and you would be circumventing that purpose by putting yourself out there as a source of relief.
