While you can put lipstick on, change carpet and paint color, floor plans become dated, boring, less functional, if you begin in a 75 year old property, you'll have a 100+ year old property in an old section by the time you get it paid off.

It is very easy to make your own in any size/color you need.

I can also update the statuses of the deals (color coded) so they can see what's going on.

The renovations all look good, the same paint colors, the same wood floors, the same 5' kitchens (which I imagine is common for turnkey providers).  

Personally I use SW and stick to the same sheens and colors and every flip.

I have her FMLS access, she sends me deals, picks my paint colors, verifies my comps, etc.

If you are going with a massively different color than the original, try getting the primer tinted.

It could be as simple as black text on white paper, or a complex color sign.
