Lenders may have subsets of rules or guidelines for areas that have very high default rates such as increased min property values or experience being required, but other than LTV's going down for a while by 5% in late 2022 I haven't seen anything crazy.

Fairly straightforward, just ask the contractors what will make their job easier and keep them on schedule...removing old pipes, opening walls etc.If you haven't put the house under agreement yet I would bring a detailed and itemized list of repairs needed, maybe even with estimates, to the negotiation with the homeowner.
