Are you taking a different approach where the monthly cash flow is irrelevant (trying to speculate for appreciation etc)? 

I invest to get a monthly income, not by speculating on future values.  

I've heard other people speculate as @Chris Mason mentioned that loan servicers are just waiting until rates go up a couple of points and then will start enforcing the clause.

Here there are many non owner occupied with many different angles: Vacation Rental, Long Term Rental, Flip, Speculation, Second Homes and the list goes on.

At such an early stage this is highly speculative, especially since most payments are made via cryptocurrencies (volatile), however this segment will undoubtedly mature.

I trade in the stock market and such when I want to get my speculating on

Phoenix is HOT right now and I hate to speculate but I would not be surprised if I go upside down on my new mortgage in 2-3 years from now.

There is a difference between getting constructive input on the nuances of looking for deals, whatever it takes to wholesale  versus making speculative comments about my chances of making it in wholesaling, or how 'poor' I come across and needing 2nd job.  

I've never visited Oakland, but am becoming increasingly interested in that area, as I've heard some positive speculation for that market.It seems like there aren't a lot of investor opportunities in Walnut Creek, but I'd be curious to see if any could be found.  

I think that means that people aren't buying in to San Pedro based on speculation yet.
