I spent the last three weeks scraping data on this very topic. 

I agree that the fractional vacation rentals should not be viewed as investments -- I see them as a way to own a lake/beach house that you can go do a few weeks out of the year (depending how much ownership % you have). 

Its good, didn't need a full remodel and tenant stays there 1 day a week because she travels for work.Now I am ready to pull my equity out, move onto the next project.

I would have to guess they easily spend six figures a year on marketing.

And it's coming down each week. 

In fact two week ago I tried reasoning with a brainwashed Pace Morby follower in these forums who stated he would  happily complete a seller finance deal for more than FMV value, effectively putting him under water if he could acquire the property without using any of his money and the property cash flowed.

The above efforts definitely helped and we thought we had the issue fixed, but the water is now smelling after the house has been vacant for a week or so.We plan to get the water tested for Sulfur, bacteria and iron.

One of the tenant’s lease expires on 10/24/24 in less than a week.
