We got it filled and it seemed to go real smooth so far.

I'd be interested if anyone else has any Bible wisdom that relates to being a landlord.I've fixed up and rented three properties in the last three years and so far things have gone smoothly. 

As far as personal qualities goes:1) Quality of workmanship2) Quality of workmanship3) Quality of workmanship4) No Alcohol consumption on the job5) Dependable show ups6) Experience on a particular type of job (if semi-complicated such as countertop installs vs light bulb replacement)7) Doesn't need CONSTANT supervision or granular directions8) Pride of workmanship when finishedI picked these pics off of the internet to illustrate 7) and 8).This guy wouldn't be a good fit for me (although for some people he would) because "You didn't tell me you wanted it smoothed out Boss" or "That's the way it's done", or "That's all you paid for"--isn't what I'm looking for in a workman.Compare the above pic to the one below, that has been completed in a "Neat and workmanlike manner".

- WillWhenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.Don't buy in the roughest neighborhood in the urban core.

That is a much better approach to collect payments then the silent but deadly approach in times of crisis (when the eviction process will not be smooth or available at all). 

It’s been a pleasantly smooth experience, and now looking toward future investments.

If these bottom end jobs go away temporarily (smaller businesses close or fail or do not reopen), a lot of people may abandon their Apartment situation  before their leases end (workouts for them or not).If Market Rents on Apartments goes down, SFH rents may follow and Section-8 lease renews may also go down.Vacancy rates on Apartments in the top 10 US real estate markets are going to be interesting after we come out of this.Class-C apartments will probably suffer the most through all of this, and if SFH rental prices cannot compete due lower rents to putting them into negative cash flow--we may see loan defaults on SFH Rentals in the top 10 markets.Hopefully it's smooth sailing, and not all 10 markets are equal. 

Then I bought a nice refrigerator/smooth top combo for $1000 and put them in a property that has appreciated by over 100% and paid me back in rent (I bought it cash) almost what I paid in the first place. 

People love hardwoods and if they are clean and smooth they are very forgiving about any "character flaws" such as old water stains or cigarette burns.
