Not sure about the "Bro's" but I agree with the sentiment.

You need to understand everything about the STR market in that location before proceeding   This includes STR laws, STR sentiment, saturation/occupancy, cleaners (cost, reliability, etc), PM options, etc).In addition CA is STR unfriendly.  

If you are already set up with the later, It might be worth a discussion with them to understand their sentiment around it, and what they anticipate for vacancy. 

I don't agree with the sentiment that Iowa is boring, but it sure is stable. 

No worries, appreciate the sentiment though.  

Right now so many people are working, so many people are seeing development and the general consumer sentiment regarding our country is strong.

Trouble is, I like many others, aren't satisfied with just learning how to do something.I second the sentiment.

These types of replies got a lot of "votes" in a recent forum thread, implying that the community agrees with that sentiment, while more reserved opinions regarding the matter of accepting large amounts of rent upfront in order to overlook certain applicant weaknesses got much less love.So, this thread is for experienced landlords.
