We've found it has superior reporting features, integration features, and is overall more efficient to work within than other REI-specific software.The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.Something else to keep in mind is your entity structure and how your entities file tax returns.

I am a retired RE Broker with decades in the business and thinking of returning to it as either a Wholesaler or a Fix and Flipper, areas I have completed before and have experience in, and, having performed a lot of due diligence, I once again have been confronted by con men saying they are not gurus then try to sell me a service at $97 per month, or $129 p/m ( billed annually, with no trial period and no refund which comes out to being charged (1,548.00 ) along with other shysters charging upwards of $20,000 for a level in which I could actually MEET the Guru and bow before him in abject humility and profess my undying devotion to him for his enlightenment, while making my wallet lighter and my stress greater.

If they were long term I would let them break the lease and if the home was left in good condition then I would return the deposit - now this is just me but you have  alease that dictates specific terms that you can uphold them too or not.It would be ok to ask for the death certificate, and what you could say is its our policy to waive the fee for death but we need a record of it.

Partner can or you can hire a pm2) property has not enough equity to heloc or sell at return but prospective partner is willing to buy into the partnership. 3) even if the partnership ends up being short lived, there is an opportunity for further appreciation in that span.4) you fear the risk of a poor season.

@Donald Aleshire - conventional lenders do not require W2 income, they require a 45% DTI based on the income you reported on your tax return (last two years average)
