This might reduce the time and resources you spend finding buyers for each deal, which could, in turn, lower your marketing costs and the need for extensive negotiations.Also, to clarify, the exclusive buyer agreement would only apply to the leads/addresses that the buyer provides.

I am looking to buy more properties but putting down 20-25% each time plus closing costs etc is a lot of money that I also want to allocate to other goals.I have heard partnerships are a strategy to leverage other people’s money to create deals that will benefit both sides depending on terms that are setup. 

Use your agent as a resource.

Typically if it does sell below retail it is to a more desperate seller who does not have the resources to provide seller financing.
