As progress continues to be made on the regulatory hurdles and the drama from the bad actors subsides that should bode well for the industry.  

Each state has its own regulatory body, and businesses may need to file a notice or registration statement and pay filing fees to offer securities in those states.

As an aside I do think the combo of less home sales, more agents, regulatory challenges, higher home prices and the internet make it pretty likely that commissions fall.

Karl, it is obvious you are trying to "get around" those Regulatory intentions (by latching onto that word "nearly"), and not only that, but you are also training others to do the same, and if I am not mistaken, somewhere down the track you will hope to be PAID to train others in how/where to to circumvent those same Regulatory intentions (if you're not ALREADY putting yourself up as the next "Pay-me-to-help-you" Guru)!

Regulators look at loan fees as a percentage in most instances, so as we get down lower we can actually be in violation of regulatory rules such as usury simply because of the fixed costs.

Other things to consider would be insurance implications (make sure your policy will cover you, and you'll probably want extra liability coverage), zoning (most likely this would be allowable as a special or conditional use within a single family home zoning but you'll want to check that for your specific location for sure), potential noise complaints/issues with neighbors, required permits, annual inspections by the regulatory body, contingency plan for if the neighbor goes out of business/ files bankruptcy, etc. 

The results are a combination of years of intimacy with the Coastal Markets and even personal relationships within the regulatory authorities, but also of the determination and perseverance of the investors/buyers.

With the cashflow it was throwing off and the way the market is, maybe selling is a bad idea, but...we're in Illinois and the regulatory climate here is....questionable.
