We source off-market deals, pair them with investors, and then hand hold through the rehab and city inspections when things are complete.We have existing contractor relationships and a team on the ground to keep tabs on things and keep you informed along the way. 

If you feel you need to do an inspection to know around how much cost it will take to rehab, then I would grab a contractor friend for a rough est, and tell your buyer the APPROX repairs needed.

Core 4 consists of having a great realtor, contractor, property manager, and attorney. 

I’m not sure how I would have don’t that part differently but I will say the hardest part of real estate (in my eyes) is dealing with contractors.

If they are familiar with Section 8 tenants and requirements, it is even better.If a home needs TLC, I'd want them to be able to give a quote and get contractors to get it rent ready, screen tenants, do Section 8 inspections, etc.
