So I decided to create a basic formula with a "decision engine" so I didn't have to make a random guess, but rather make the decision based on what the data shows every time I am faced with the decision to repair or replace.I am sure other landlords are faced with the same decisions, so I thought it might be helpful if I shared the spreadsheet I came up with.

A hand written letter has a feel that you are "just some guy", a random buyer that wants to buy your house.

Locals will see the value you have added to the property and they could simply say you're impeding a public right of way or that you paid your yearly canon late/jack up your canon to a ridiculous price or something random like that to find a way to cancel your lease and take the property.

It just keeps the random yahoos from easily finding my name linked to the rentals. 

Just trying to prevent a painful situation where I'm still in the process of stabilizing the property in Pensacola yet find myself living up in Virginia (Virginia is just a random location, not where I'm actually going).

There’s just no way you’d know the hundreds of different random little items that go into a basic project.
