It is very daunting as we are quickly realizing how much we don't know!

Duplexes are worth quite a bit more per sqft than Fourplexes as there is a larger buyer pool and it opens to the non-investor customer.

You buy the property, you give the tenant notice of a pending increase, they pack up and leave, then you spruce it up and rent it at market rate so it's a profitable investment.When egg prices double, do you think the local grocer cries in his coffee every morning about how inflation is impacting his customers?

They're publicly available via a quick google search.

If you invest heavily into building a portfolio of these and then something happens that downsizes/closes the shipyard, things could go from great to horrible very quickly.

As I hadn't heard back from the seller, we didn't make an effort to move forward that quickly.  

I’ll give you some quick numbers.There is $385k left on the loan I am assuming from the seller at 4.25% for the next 2.5 years. 7 units currently are rented out paying $725 a month and I have documentation of this.
