The higher your spread (profit) the more lenient the terms should get3.

I wanted to know what other investors want as a profit on each flix/flip.

what will happen is the wholesale price of the homes is going to have to go down.. this will squeeze wholesaler profits and less money for those that sell their homes that are in need of rehab renovation.

As an investor/agent, am I legally able to pay a bird dog a flat fee or a percentage out of my profits ?

My question is to people who has flipped houses or know how it works, assuiming I get a house that needs some work in order to make money and resell i have to renovate it nicely but I dont have any skills nor knowledge how to do remodel and I would have to get contractors to do it for me and they are not cheap at that point i would get contractors to do everything and will i make any profit after selling the hosue? 

Dependent upon the profit of the business, one idea you could run is an S Corp for operating side and an LLC for the real estate side.

Back in NY I shadowed the construction on 2 houses my uncle bought from foreclosure and needed rehab which were then sold for profit.
