These days, its becoming harder to predict tenants who could become delinquent. 

My prediction was flat for the year, but I think we may see 3-5%. 

I own RE (STVR), fix and flips, RE notes, stocks, parts of businesses, land, oil and gas wells  and other things in my SDIRA's.

And so, personally, I wouldn't put much stock in anything they say. 

It's all such a  predictable game.

Could I have predicted that?

Hi, I'm a 27 year-old engineer looking to learn about commercial real estate investing in order to acquire properties that will provide a steady source of cash flow that will allow me to continuously add to my potentially higher-return stock positions, as well as cover living expenses. 

There were some expenses which we could not predict because the former owner had stripped out all the appliances etc.  

I have friends who do REAL mid figures (400-600k/year), and one former client that logs in and makes low 7 figures playing stocks for 15-30 minutes.
