Still open to any PM recommendations if anyone has any.Hi Natalie, I was only using Icon for leasing purposes after they started up, but for the last few years I've been leasing and managing my own properties. 

also curious if its best practices when assuming a loan to forgo the escrow and just pay the taxes and ins out of pocket when needed....but perhaps that triggers something else?

I would not recommend them.

If you're working with an investment brokerage, I'd recommend tapping into Tampa and Central Florida markets too—areas like Riverview, Wesley Chapel, and Brandon have been strong for both flips and long-term holds with steady demand.

How legit is their practice if you have an idea about it?

For example, for a business owner; they have no practical way to 1031 exchange.
