My philosophy is to jump off a cliff and build the airplane on the way down, and with that being said i signed up with New Western with very little knowledge of real estate but since then and even since my initial post i have learned exponentially more about what i want to do and all of your posts have been great excluding the bashing.

Here is my philosophy: Don't gamble if you can not afford to lose.If my project does not get extend, if my working visa can't be renew to stay in the country, well give the bank the property which I already have some equity in it (buy it right thanks to my agent who helped me to negotiate it price down) & absolutely I don't die to see the down payment & closing cost down the drain.Building wealth automatically and getting paid to do it.

Russell Gray always says you first need to identify you're personal investment philosophy; then you need to identify a compelling market with growing demand drivers and become intimately familiar with that market and its customers; then you need to build a team on the ground; and finally you find a property.

@Ron Calloway if I were in your shoes I would do one of two things:1) 1031 exchange both properties into one large multi family building2) combine the two existing properties and a new third multifamily property into a portfolio loan and buy that new third property with zero money out of pocketMy philosophy (to some extent) at this stage in my investing career is "Equity is where money goes to die".

Mostly because I disagree with the entire higher education cost, loan-till-you-die, can never bankrupt, no underwriting necessary philosophy that our government uses to give itself its #1 asset on its balance sheet.
