Too many people, especially lately, are looking at section 8 as a bulletproof or superior strategy. 

Talk to the local CUs and get to know the commercial lending people.

In a haste to scale up quickly often times people will try to force deals that arent there. 

I host a group for midterm rental operators and I had 2 people in last week's meeting essentially say the same thing.

This will cause population growth as people look for affordable places to live.What lesser-known markets are you currently researching, and what specific metrics are you using to evaluate their potential?

My father did this in Portland on two properties, for elderly people I think.
