We just went through a rent increase on one of mine and I'm moving it over to a property manager and getting payments changed over has been a process.

House hacking is an excellent strategy, and just got a lot easier as conventional loans now allow 2-4 units with only a 5% down payment.

I decided I’d find another method. 

@Chris Kay it's VERY difficult to cashflow with 0% down purchases.We do 0-10% down Land Contracts and know going in we may actually have negative cashflow - which is acceptable given the low down payment and avoiding mortgage costs.

Without this foundation any money spent on gurus, courses, books mentorships that teach techniques and methods is WASTED, even if the methodology being taught is valid.  

Remember, buying a property is a financial decision that should align with your long-term goals and comfort.If the new lender offers a better rate and lower monthly payment, it’s reasonable to consider that option.

The bids I won, are down payments on property that has "small" balances under $20K but I do not see how this is legit.
