Correct you need to buy as an investor, or if you buy with a partner that will be living there you can put them as the owner living there and do an FHA purchase/first time home buyer (if they do not have any other homes and using that benefit already).

My partner & I are familiar with this strategy. 

Typically each partner would just report their share of the income and expenses on schedule E. 

You could also partner with investors to pool resources.

I’d recommend finding a mentor to guide you through the process and considering ways to invest even before you reach $100k, like partnering with others or utilizing low down payment loans.

I have the ability to get these units built at very favorable costs and there are no real comps I can find so I am at a loss for planning my development strategy with regards to the size of loan I could reasonably get.This will be my first project and my partner's third but he self-financed the two others.
