Not enough information for anyone to determine what to do as this would be based on your financial situation, income, and personal choices along with not knowing anything about what you would build, what it is worth etc.

LTRs require finding tenants much less often, but they also have a large pool of possible residents that understand the process and a large buffet of online places to source them.

Of course, lots of testimonials, typical of on-line sales. 

A spreadsheet has its place in your daily operations and tracking efforts, but I highly recommend starting with a software like QuickBooks Online to track your expenses in a more formalized manner.
