Some take pics on a micro chip that you just put into your computer to see who has been there.

If you have a good property manager, they will recognize any potential issues with chipping paint and so on and recommend getting it addressed, but I believe that actual lead poisoning is fairly rare.

I like what they call "thru body color"  so when the tile gets chipped it still looks about the same color.
