Property in Easly is fixing 1 beam that supports a small porch and turning garage space into liveable area (sheetrock has already been applied by previous owner - looks like he was in process of that project idea)- we're keeping this one as a STR (any Any help would be greatly appreciated!

I think there is a rule of thumb which says the beam depth in inches should be half whatever the beam length is in feet.   

In two older properties with wood beam floors on crawl space that I remodeld in the past we made sure the beams were still structurally intact and only sagging in areas.
