I found the court transcripts from the foreclosure proceedings in hopes that they would have a judgement amount or some kind of indication of what was owed or past due (of course there wasn't). 

I went to the mediation today and I was told the landlord received a judgement order for $800 against me.

However, if your partner is sued and a judgment is entered against them-you are also liable for the full or partial portion of the judgement; your only recourse would be indemnification against your partner. 

I guess the deficiency judgement would be key, if considering a short sale.

@Nicholas Bravo,If that $300k judgement shows up on your credit report, you will have a hard time getting traditional mortgage financing until it is paid.

Online advertisements are the best in my judgement; Craigslist, Postlets and Rentlinx (I would put an ad up on all three).

The judge has already granted you a judgement and more importantly possession of the property. 

You can get it done as cheap as $1k and hope for a "default judgement" and or the tenants flying when you post the notice to pay.P.S.S.

South Carolina allows deficiency judgement and thus recourse loans.
