This is probably a horrible idea, but since I have no landlording experience whatsoever I am in need of some direction please.

@Adriana OrozcoHonestly, nearly any national title company is worth a look and are well in the know of working with investors.Chicago Title, Fidelity, Steward Title, etc... just to name a few.Maybe it's just me, but the smaller, local title companies have just been horrible lately. 

I think it is a great and horrible time to be flipping.

Show me the number of LEADS coming in.So the ONLY number they give, IS horrible.90% will get rejected?

Option 2 is horrible idea as you are letting the tenant train you on what is acceptable.

They have Property managers that can do a great job or a horrible job.

That's not a horrible idea, from what I gather from other people, this is picking up traction and I can see someone who might not want to stay at a hotel but may want an Airbnb type rental instead for a layover or something.
