That's not to say it may not 'correct' or 'level off' for a short period of time sometime in the next few years, but I don't believe there is a major recession in housing prices on the horizon for Florida. 

Books are not going to help analysis paralysis, they are likely to make it worse, you need to find a relatively small investment with a short time horizon to ease him into it. 

I certainly would like to be able to chat and/or meet real estate investors here in Madrid/Spain in order to expand my horizons.

@Chris Meadorshaha, yeah its quite the ride - i posted my personal conclusions a bit further up, i did not buy it, but not because i would be overpaying - i still think this would make a great long term play, but the short term risk of not having an exit strategy for the first few years is still above my current personal risk tolerance - the key takeaways of the underlying questions were a great learning for me though, and even though its easy to lose track following this trainwreck of a thought, i hope it maybe opens a few mind horizons of how to look at numbers below of whats on the surface 🤯🤙🏼

The CoC was out of this world and ROI was 14-16% ....I am having difficulty shifting my perspective to one that gets me any more less of return, but I need to expand my horizons....B class seems the general consensus in which one can Cashflow while expecting appreciation yeah? 

This allows my investors to literally own multiple properties with a one-time investment.3) My investing horizon is 3-5 years for apartment communities in B/C areas (and longer for A areas)4) How do I find investors willing to only own 30% equity in the deal? 

(I personally think syndicators where these areas are their main focus will have to adjust and broaden their horizons, bandwidth and reach into other markets that are more favorable.
