The 2 day training was all pressure tactics and they use your emotions to get you to sign up for the expensive program which was held in CA where they present on a huge stage with lights and music with a party atmosphere.  3 days of partying and only enough content to demonstrate some possibilities in RE.

I chose to spend time, meaning I held open houses every weekend in my first year, sometimes 2 per day, grew my SOI and stayed in touch regularly with MLS feeds, emails with useful information, video texts, etc., and I was new to the city so had no pre-existing SOI.

This was a very expensive home, so time was money every day we held it. 

I held out as long as possible before I hired on help but I was well past trying to do everything myself.

If one tenant wants to move out, the other 3 will have to step up their split until a 4th is found or the one leaving can be held accountable by the other 3 until you find a 4th. 

Sometimes a loan can be held as part of a local program and is tied in with your house tax payments. 

I've held this position full-time for about a year and another year part time.  

I held a real estate broker license in Texas for about 30 years.  

The 1031 exchange starts with the sale of your old property that you held for investment use and ends with the purchase of the new property which you also intend to hold for productive investment use.
