Since we didn’t have a pool and are not walking distance to the Broadwalk, we focused on interior design and that has helped, but we consistently lose out to Airbnbs with a pool, so we are working on maybe getting an above-ground pool and/or hot tub.

Also, if you're starting out from the ground floor, you're going to spend all your time going out and raising funds and very little time in honing your craft as a successful operator.

Basement space is less valuable than above ground space when it comes to appraisals and valuing a home.

I agree, but I have boots on the ground there (family) and that's where I grew up.

i don't see how you do it unless either (1) you are there in person or (2) you have a trusted team on the ground. 

About classes Detroit is a street by street city not necessarily by class you have class B and a block away is a war zone so you do need boots on the ground for sure DM me or Travis and I give you some guidance but going solo is a little difficult partnering up would be a little easier and less risk but again up to you. 

That being said, most of our clients never come to town and rely on our team to be "boots on the ground."

well i get it.. however if you do a lease option with non refundable option money up front and they fail to perform your done.. kepe the money and resell.. if this is the pac nor west things are still moving briskly for development ground..
