You have more than 30k in repairs pending there just from what you listed, maybe more depending on how much work the other units need.

Also leveraging platforms like PropStream and Batch Leads are excellent strategies for building a solid buyer list.

@Marc Shin We're funding cash out refis for a lot of our most experience BRRRR clients right around day 91 (to pass 90 days of title seasoning) where we get the process started (appraisal, title, application, etc) around day 60  (plus or minus) when they have the place fully renovated and at least listed for rent (we'll use appraisers opinion of market rent to calculate DSCR). 

I found it listed on Crexi, it was a dissolution of partnerships and we able to raise the funds and negotiate a quick closing.

Calling the appraiser to see what you can do to push it up a "C-Level" would be smart before doing any reno also, might only need a few things to make it far more valuable in the eyes of the bank.I've heard of a tactic for figuring out demand, which is to put up a dummy or coming soon listing on facebook marketplace and see the amount of activity you get on it. 

I just received the information on the tenant from the listing agent/property manager. 

I ended taking over the listing and screening tenants on my own through Zillow.

Stupid question,  did you not see the published inspection list that showed you would need a sprinkler system?
