Out of all of those listing services, do you have luck with one more than another? 

If you want detailed feedback, post a link to the listing on zillow or your local mls so people can see what you are offering. 

The original deed listed multiple owners and percentages including her 8% interest, and now myself and the other owners want to sell the property---how do we get this retitled into my account (or my name) in order to facilitate the sale?

CA's Secretary of State forms list the name and address of either a manager or member, so unless you're hiring a third party to serve as manager of your LLC, anonymity is very hard to achieve once filing publicly in CA.As to the probate part, you're right that going through a court probate is a huge hassle, including being expensive and time consuming.

I have a house under contract that was listed for $550 and the buyer offered $520.

And if you still are hesitant to get started, and think this mentorship could help, I would have a list of very specific questions ready:If you issue is finding good deals (welcome to RE today), ask what Tom will actually do to get you more deals?  

For instance, one property seems to have an extra bathroom that is not listed in the county records.I plan to make some modifications, including removing a closet wall to expand a bathroom and taking out a kitchen island that contains electrical outlets and a switch.

I look at listings 3x a day.
