If I was a betting man I would say after a 10 year hold and 3 tenant turn overs that number will be significantly higher.. now if they get lucky and the same tenant stays the entire time and is Gentle on the house then you could hit that.

-After a ton of arm twisting, Norada and the rehabber (not exactly sure how this works) has agreed to do some of the repairs, but he is moving very slow on them and the property is still not repaired -This has been a bigger issue of lots of finger pointing and nobody has even apologized to me yet for what has happened.

However in my case none of them were in protected classes, but still I could see how in the wrong situation they would file a complaint with HUD and to me what was simply picking the strongest applicant based on credit, job, income, etc. is suddenly twisted into discrimination.

Once we find a gentle way to get her out we will never use HUD again, I understand many make a living off these programs and I think that is awesome, but we like our places to be nice and get top rent for the area.

They generally have lower education, multiple jobs to stay afloat, constant charity assistance, lives have constant twists and turns which is unstable as a long term tenant.

Not trying to twist anyone's tail but it almost seems hypocritical to want to make the majority of our money through self employment but then indicate that others who do the same are unworthy as renters or tenants.
