It also really solidified a mentality in my head around problem solving in any situation (What to do when you come home from work, find a pit in your backyard where your septic tank used to be and now the toilets don't flush, oh and it's Friday night, oh and you have no CapEx money).- Don't always trust your realtor (unless you know them really well) nothing against realtors, just remember that they have significant skin in the pricing game.

In the past we had a group of college girls living in one of these houses & they destroyed the plumbing flushing tampons.

Always always always always (did I say always) use a third party escrow company and have them handle everythingIf it is a scam it will get flushed out as your payments for fees won’t get anywhere until they fund the transaction to escrow

Having been through that, whenever I sell a property or do a deal that flushes me with quick cash one of the first things I do is increase the preserved food stock.

Which means a lot of amateurs who touted appreciation and took huge risks will be flushed out of the market once again. 

Personally I would refinish floors instead of tile and I wouldnt do it because I dislike height transitions so I would tear out the hardwood in kitchen so tile and other flooring was flush.  

But, this constant complaining (closet smells, the refrigerator shelves are dirty, the cabinet knobs need polishing, whoops I flushed a towel down the toilet- come over and snake it for me) is getting sickening.

@Gregory Schwartz purely my opinion....I think all this pandemic is going to do is to flush out anyone who was half assing it, anyone who didn't do their homework, and people who got emotional. 

But I also assume the out-of-state money is flushing more local flippers into your areas.I think the main issue is the regulation against building more housing.
