My fridge is about a year old and it stopped cooling and freezing.

I can't raise the rent due to the California eviction moratorium/ rent freeze but that's a story for a different post.

If your properties are in Texas then I imagine the winter freeze is likely behind the increase in insurance as well.

The original aluminum windows were freezing and leaky.  

She works 2 jobs and hasn’t paid rent in a year.There is so much more like her heat being shut off and me having to turn it on so the pipes don’t freeze, the gas company calling me to tell me she’s under investigation for theft of services because she used  someone else’s SSN to open her account.

This may not prevent the pipes from freezing but it may give the water and air a place to be push when they do.

However, banks can freeze or close credit lines, whereas a mortgage is a mortgage and there isn't much that can happen to it as long as you are paying it.

There will be less tenants searching and the pipes are more likely to freeze in 12 months.

Or just wait it out maybe by the end of Jan early Feb the freeze will be lifted  I don't know if i can still get that for a investment property.

I think a lot of the complexity with this is freezing him from making a decision on how to act.
