I'm still winning.

It's like sitting at a black jack table happy that your friend just lost $500 so you can tell him that the house always wins and he's a moron. 

I've begun a list of appraisers not allowed on my properties, and will now begin having my own appraisals done to see if it helps me win against bad appraisers.

On a side note, any tax you pay later in life when you draw out your 457B is really meaningless, because you still WIN either way.

Ive been trying to figure out a win win situation for this type of relationship as I have investors in HI looking to use my flipping experience to brrrr multifamily properties here in MA.

If it has a septic system, that is a win.

I was able to win the bid on the first one with 28 people bidding in 2022 and used Hard money.   

This took me 3-4 months to win and I think that was only because 1 of the many wholesalers missed this one.
