I just keep an eye out on used ones on Facebook that are priced low and keep two spares in my garage.Then if I have an issue I just flip the one in my garage for the one having the issue.Then I start looking for another spare to replace the spare I used.

If you purchased from the party who purchased at the tax sale you probably would have received a SWD because the Grantor would not have wanted to warrant anything other than the Grantor's actions.While I'd be surprised if a county employee opined on the status of your title, there may be a difference between having a clear title (one without a current challenge) and insurable title (one free of significant possible risk of being challenge in the future).

In other words, since the lot complied with the subdivision and zoning regulations at the time the subdivision plan was approved, the lot’s approved status is vested and should continue after the Town changed the zoning regulations to increase the minimum area requirements in that zone.
