Biggest items to be aware of when new to hard money.Probably lender reputation/reliability, speed, cost of capital, and leverage.Below is a non-exhaustive list of items you'll likely want to dive into;1.

We always suggest our clients exhaust their conventional options before going non QM. 

Can you take the next one down, or will you have exhausted your personal capital?

At minimum, I would put some time into prioritizing the list to focus on the ones you would most likely actually want first, and then start filling in once you have exhausted that.  

I guess my why is exhaustion.

They tend to be the most finnicky with the variable of if the tenant knows how to maintain them, make sure to have your exhaust cleaned after every tenant move out because tenant do tend to clean out their lint filters regularly from my experience (this will prevent lint fires). 

I think I am starting to exhaust my friends talking about real estate so I need to find a new outlet :). 

Add an exhaust fan that is tied to the lights so it comes on every time the light does.

Is it exhaustive?
