If interest rates go up or if their credit drops just a bit, you could have just lost a few months and could also lose out on your next property.As far as the lending side is concerned, I'd speak to a lender about executing a 1031 exchange.

In hindsight, my assumption is, being that they are creating the LLC, the contract would need to be under the LLC name, which to me is counter productive because you have to wait until the LLC is created, etc before submitting an offer, let alone getting an executed contract.

IF you want to buy a vacant property, move into it, and rent out your previous home, then you would need to be able to qualify for the payment of both mortgages unless you can provide the lender an executed lease on your property.

Unless this is a situation where you are turning the property around significantly, I'd only use the owner's current numbers to structure your offer.Some experienced buyers are paying higher prices because they know they'll be able to come in and execute their plan properly.
