Most investors look beyond what the property is and envision what it could be.

So far, outside of this one, and only one out of 16 tenants, it worked exactly as we envisioned. 

They might not exactly look like what you're envisioning.

As a contractor we are able to envision adding square footage to the property to add increased value with more square footage and many upgrades.

When I envision where this path will take me, I see our business thriving on a hefty mixed real estate portfolio, our name being synonymous with the quality living we founded it on, and building our own community of homes all over the U.S.  

This will still allow for the type of home office or non-public business we envisioned in the space, but next time I'll be extra aware during my due diligence.  

So the sellers not only saved the commission, but got that premium for selling.So that is sort of the scenario I envisioned when you asked how much of a premium should you pay.  

I see this as a long-term game plan, envisioning a future where I won't have to work much or at all.I'm curious to hear what others think.

Are there protected plants, trees on the property which will not be allowed to be cut downTypically there is allot you should research first before ever buying a property that involves a building lot to be sure you will be able to do with the property what you envision.
