I'm looking to invest in Detroit, and my understanding is that just because a voucher is worth a certain amount, the municipality may not have that amount to give out- as government funds are certainly not unlimited.

There is almost no understanding CPM- several multimillion dollar coliving start-ups have FAILED b/c they saw the demand for coliving w/out seeing the need for a respective form of property management (see HubHaus, Common, Starling, etc).

That said, I completely understand your concern about deals looking "too good to be true" when you’re putting in 50% down.To avoid this, it’s best to analyze properties as if you were using more traditional financing (20-25% down).
