Even the best tenants on the planet will eventually ask you for something you will have to say no to.  

You will not be able to assume the loan, the first will eventually foreclose on the property unless it is paid off.

But I'm sure that day will come eventually and hopefully there'll be a nice big tax bill to defer😁

Hi All, New to real estate investing and looking forward to connecting with newbies and veterans to make some deals and eventually step away from my W2. 

Depending on the value of the property it may eventually be sold on a tax deed but in the meantime, I believe title would simply remain in their estates or in the last to die's estate.I doubt you'd be able to find a legitimate charitable org to accept a deed from you and your sister without being able to get a title policy otherwise they'll have to job of clearing the title and will still need your assistance. 

Are you going to give me 10% annual cash on cash... where I get a $10,000 payment from you annually and eventually get my $100,000 back too?

So this duplex , are you planning to rent out both sides eventually?

The IRS eventually ruled on them, but anyone who had done one prior to that ruling was grandfathered in.

first of all, thank you for your reply and i really appreciate the acknowledgement from other investor as i keep second guessing myself in this deali think what freaked me out a bit was when i found out about the 3rd floor exterior siding and it's rather difficult to find contractor who work with scaffolding yet not break a bank, i eventually found a contract who i worked with in the past that can do it, but this event kinda make to second guess my decision
