Were as other invsetments as I stated above have no disruption of cash flow at all or cash calls like rentals do but your returns are fixed.. however there is one thing that is certain the 40k homes we speak of or 60k homes we speak of I was funding them for the exact same dollars 2003 and they sell for today.. so if they don't go up in value why buy them..

In my opinion, to avoid issues or any service disruption and to ensure habitability, they should have left utilities in landlords name.

You missed the big picture why there will be more layoffs.So outside of commodity export, most USA exports are tech/medical produced, mostly IC/semiconductor.With the dollar strengthening to even make the pound sterling at 40 years low now,  no country can afford to buy American products especially when the supply chain is also disrupted

At this point, I would be more concerned on the condition and performance of the infrastructure:  fabric/envelope (insulation and air sealing, windows & doors, roofs); HVAC; DHW; electrical, etc. as those will be the most disruptive and expensive items to address.

(I suspect this was HISTORY even before "computer modeling" became recently "available to the masses..." and the "industry disruption, shake- outs" won't bypass the elite's main "cash cow," either... now that anyone with a computer can access MLS to this level of "Big Data."
