How about getting a prospect under contract and then reaching out for help in analysis, etc on this forum.

My 9 to 5 job is sales and I have grown increasingly frustrated with the prospect that I am making millions of dollars for somebody else when I could be putting the same effort into my own business thus,  have recently decided to go all in with real estate investing.I have a decent understanding of the process but I am stuck in the analysis phase of how to generate leads for a few hundred to a thousand dollars.

why not find prospective tenants and their parameters required before finding the property to wholesale?

In my area, I definitely have found that mobile homes (even nice newer ones) attract a different class of prospective tenant than my stick built SFHs.

My rentals are in a university town, and prospective tenants are asking me if I'll accept bitcoin.

I'm talking about letters sent to owners with an actual offer, not an introduction or a prospecting letter.  

Then we schedule an open house that's at an agreeable time with the tenant and invite as many prospects as possible.
